Do I even need an EPC?

An EPC will be required by law for any property being rented or sold unless the property falls within an exemption category such as a place of worship, a building for demolition, a temporary building (<2 years use), caravan, mobile properties. Holiday accommodation being rented for under 4 months per year is also exempt.

Is there a minimum energy efficiency my property must meet?

For selling, in short, no. And to be honest, most buyers will tend to base decisions on other more important factors such as location, local schools and most of all the property meeting their needs. Having an energy efficient house is an added bonus, but often there will be potential improvements that a new owner can make to improve the rating.
For renting, a property must meet a minimum efficiency rating of E. However, the government’s war on Landlords includes plans to raise the minimum requirement to a C rating for all private rental tenancies by 1 October 2030.
