Landlord Responsibilities

In England and Wales, the current legal minimum Energy Performance Certificate (EPC) rating for renting out a domestic property is E. It is unlawful to let or continue letting a property with an F or G rating unless a valid exemption is registered.

However, the government has confirmed that the minimum requirement will rise to Band C for all rental tenancies starting 1 October 2030.

If a property cannot reach the required standard up to a specific cost cap (£10,000 for the upcoming 2030 rules), landlords must register an official exemption.
